Beachside Vacation Rentals – Terms & Conditions
Effective Date: July 23, 2025
By booking a stay with Beachside Vacation Rentals (“we”, “our”, “us”), you (“Guest”, “you”) agree to the following Terms and Conditions. Please read carefully before booking.
1. Reservation Policy
- Minimum Age Requirement: The primary guest must be at least 25 years old and present during the entire stay.
- Booking Confirmation: A reservation is confirmed only after payment is processed and written confirmation is sent.
- Guest Information: All guests must be disclosed at the time of booking. We reserve the right to deny or cancel reservations that do not comply.
2. Payment & Cancellation
- Payment Schedule: A deposit (or full payment) is required at booking depending on platform or booking source. Final payment is due [14/30] days prior to check-in unless otherwise noted.
- Accepted Methods: We accept major credit/debit cards and booking platform payments (Airbnb, Vrbo, etc.).
- Cancellation Policy:
- Direct Bookings:
- Full refund if canceled 30+ days before arrival.
- 50% refund if canceled 14–29 days before arrival.
- No refund if canceled within 14 days of arrival.
- Platform Bookings: Follow cancellation policy stated on the booking platform.
- No refunds for early departure, weather, travel delays, or no-shows.
3. Check-In / Check-Out
- Check-In Time: After 4:00 PM on arrival day.
- Check-Out Time: By 10:00 AM on departure day.
- Late Check-Out: Must be pre-approved. Unapproved late check-outs may incur a $100 fee.
4. Occupancy & Guest Policy
- Maximum Occupancy: [Insert number] guests total (including children).
- Exceeding guest limits may result in immediate eviction without refund.
- No unregistered guests allowed on the property without prior written approval.
5. House Rules
- No Smoking: Absolutely no smoking inside the unit. A $300 fine will apply if detected.
- No Pets: Pets are not allowed unless stated in the listing and confirmed in writing.
- No Parties: Events, parties, or large gatherings are strictly prohibited.
- Quiet Hours: 10:00 PM – 8:00 AM. Violation may result in fines or eviction.
6. Cleaning & Damages
- Cleaning Fee: A one-time cleaning fee is charged and included in your booking.
- Damages: Guests are responsible for any damage or loss during their stay. Costs will be charged to the card on file or claimed through the booking platform.
- Excessive Cleaning: If the unit is left in a condition requiring excessive cleaning, additional charges may apply.
7. Security Deposit
- A refundable security deposit may be required, depending on the booking platform or method.
- Deductions may be made for damage, missing items, smoking, or violation of house rules.
8. Property Access
- Access instructions will be provided prior to check-in.
- Lost keys, keycards, pool bands, or remotes may incur replacement fees.
9. Maintenance & Emergencies
- We strive to resolve maintenance issues promptly. Please notify us immediately of any problems.
- No refunds will be given for issues outside our control, including weather, construction, HOA maintenance, or power/water outages.
10. Liability & Indemnity
- Guests agree to use the property at their own risk.
- Beachside Vacation Rentals is not liable for accidents, injuries, or loss of personal belongings during the stay.
- Guest agrees to indemnify and hold harmless the property owners and managers from any claims arising from use of the premises.
11. Local Ordinances
- Guest agrees to comply with all local laws, HOA rules, and ordinances.
- Violations may result in immediate eviction and forfeiture of all rental payments.
12. Agreement
By confirming your reservation, you acknowledge that you have read, understood, and agreed to these Terms & Conditions.
